Move In Checklist

Welcome to Peak Properties! It is almost time to start your new lease & we have a few friendly reminders to ensure a smooth start.

  • Weekends: Please call our office at (231) 796-1200 to schedule arrangements for picking up your welcome folder & keys as we are NOT open on the weekends.

  • First Month's Rent: Prorated rent is due by the lease start date. WE DO NOT ACCEPT CASH. Payments need to be in the form of a check or money order made out to Peak Properties. Please label with your name & property address.

    • Mailed Payments: 211 Maple St, Big Rapids, MI 49307.

    • In Person: Office hours M-F 9 am - 4:30 pm. We also have a locked dropbox by our front door you can put payment in 24/7.

  • Utilities: If you are responsible for putting utilities in your name, you will have 3 business days from the start of your lease to do so.

  • Commencement Inventory Checklist: In your welcome folder, there will be 2 identical inventory checklists. These need to be filled out & signed by all tenants & returned to our office within 7 days of your lease start date. One copy is for us & you will keep a copy. Please be as detailed as possible.

Move Out Checklist

When preparing to move out, please review the list below regarding your responsibilities &
helpful tips to ensure a smooth move out process.

  • Do NOT shut off utilities: If you are vacating before your lease ends, you are still responsible
    for the property until your lease ends. This includes utilities! Any damage resulting from
    unauthorized utility shutoff will be your responsibility.

  • Personal Items: Please remove all personal items.

  • Trash: Please remove ALL trash. You are responsible for the removal of any large items that
    don't fit in the trash container.

  • Cleaning: Cupboards, refrigerator, walls, & ledges need to be emptied & wiped down. All windows & blinds need to be shut & lights turned off.

  • Thermostat: During cooler weather (October-April), please set the thermostat at 65 degrees. During warmer weather (May-September), please turn the thermostat off.

  • Keys & Remotes: Please return all keys & garage remotes to our office during office hours
    (9am-4:30pm) or put in our dropbox labeled with your name & property. Do not leave these items at the property. There will be a charge if these items are not returned.

  • Change Address: Submit your new address to the U.S. Postal Service.

  • Provide new address to Peak Properties: Please provide your forwarding address to us via
    email at peakproperties@me.com within 4 days of moving out so we can return your
    security deposit and / or damage report.

  • Security Deposit: If we have your new address, we will return your security deposit and / or damage report within 30 days after you move out.
