After Hours Emergency Contact

Please read the following before contacting the emergency number:

Acceptable reasons for calling the After Hours Emergency Number (989)621-6292 

1. Life-Safety Emergencies 

Fire or any sign of Fire or Smoke 

Gas leaks, hissing sounds or the smell of rotten eggs (sulfur) 

Carbon Monoxide Detectors: If the alarm is sounding 

Violent Intruder/ Break-in: Call 9-1-1 Immediately, but a follow up call to the Emergency Number is requested 

2. Major Water Emergencies 

Burst or Broken Pipes: Large, uncontrollable water leaks

 

Flooding water entering the unit from a broken pipe, roof leak, or severe weather 

Sewage Backup : Raw sewage backing up into toilets, tubs, or sinks 

Overflowing Toilet: If it is the Only toilet in the apartment and cannot be stopped by turning the valve behind the toilet 

3. Electrical and Security Emergencies 

Total Power Outage: Only if the outage is specific to your unit and not a power company failure 

Sparking Outlets or Burning Smell: Any exposed wires or electrical hazards that pose a fire risk 

Unsecured Entry: Broken locks, broken windows or doors that will not close and lock, leaving you and the unit vulnerable

 

4. Habitability and Environmental Issues 

No Heat in Winter: When the temperature is below 55 degrees 

No Hot or Cold water: Complete loss of water service to the unit, or loss of hot water in freezing temperatures 

Broken Refrigerator: If the unit is completely not functional and cannot receive power from an alternate source (i.e. extension cord)

What is NOT an acceptable reason to call the After Hours Emergency Number 

The following issues should be reported by using the established Maintenance Repair Request through RENTEC. 

If you are Locked out of your Unit (we understand this one can be on occasion necessary, but will be associated with a lock-out Fee) 

Dripping Faucets or Slow Drains 

A malfunctioning dishwasher, microwave, stove burner, or appliance other than your Furnace or Water Heater 

Lightbulbs or Lights that are out 

Minor Pest sightings (ants and other non-health threatening insects) 

Noise Complaints (Call Local Police Department non-emergency line) 

Remember Before you Call! 

Try to mitigate the issue: If a pipe is bursting, can you turn off the water, valve usually behind the toilet or under a sink 

Check the Breaker Box: If accessible and if you are familiar with its function, check for tripped breakers in outages 

Check the Neighborhood: If others are experiencing power outages it is likely a City issue, not a maintenance issue 

Note: If a maintenance technician is called out for a non-emergency issue, or an issue deemed an emergency caused by negligence, the tenant may be charged an associated fee
